Mixed-use is a worldwide development trend of the real estate market, which has been started long ago. In Europe, it is more and more common for properties to combine multiple functions: living, retail, cultural. In Saint-Petersburg, there are still few classical multi-purpose complexes. Many of them are still under construction and the crisis can impact their eventual functionality.
Evgeny Druzhinin, the Head of "Real Estate and Construction" practice at Maxima Legal, cautiously stated that there is a set of permitted and conditionally permitted types of territorial zone use, outlined in the Regulations for land use and construction. Furthermore, Evgeny mentioned that the total amount of space of a plot of land occupied by conditionally allowed facilities cannot exceed 50% of the overall space available on it.
